Sale and Purchase Agreement (Instalment Payment)

1. Pay 50% for signing contract (including deposit).

2. After 3 years (30% need to be paid within 5 days of expiration).

3. After 5 years (20% need to be paid within 5 days of expiration).

 

●If the buyer fails to pay another 30% in accordance with the contract within the 5th day of the 3rd year, the seller has the right to terminate the sale and purchase contract.

•But the seller needs to refund 50% of the amount paid by the buyer after the 4th month.

•At the same time, the seller also needs to pay 35% of the amount paid by the buyer as a remuneration for Party B's investment profit.

 

●If the buyer fails to pay another 20% of the balance according to the contract within the 5th day of the 5th year, the seller has the right to terminate the sale and purchase contract.

•But the seller needs to refund 80% of the amount paid by the buyer within 4 months.

•At the same time, the seller also needs to pay 70% of the amount paid by the buyer as a remuneration for Party B's investment profit.

 

●The seller's land guarantee is set to the buyer.

• To ensure the buyer's rights and interests, the seller's land needs to be assigned to the buyer (the total contract price of the land is the setting amount). At the same time, the land hard card is also kept for the buyer

Sale and Purchase Agreement (Buy back after 5 years)

1. Pay 100% for signing contract (including deposit).

2. The seller buys it back after 5 years (100% principal + 100% remuneration = 200%.

 

●If the buyer wants to cancel the sale and purchase contract in the middle of the process, he needs to cancel the contract after 2 years. The seller will refund 100% of the land purchase price to the buyer after one year from the date of the buyer's early cancellation.

●At the same time, the seller also needs to pay 50% of the amount paid by the buyer as a remuneration for Party B's investment profit.

 

●The seller's land guarantee is set to the buyer.

• To ensure the buyer's rights and interests, the seller's land needs to be assigned to the buyer (with 2 times the total land contract price as the setting amount). (At the same time, the land hard card is also kept for the buyer).
